Local to Suffolk

The largest city in Virginia, suburb to farmland.

Suffolk is the largest city in Virginia by land area, about 400 square miles, and one of the fastest growing in the state, up more than sixty percent since 2000. That growth is concentrated in the north, where Harbour View and North Suffolk near the water have filled with new neighborhoods and an easy commute to Chesapeake and the shipyards. The rest of the city, the south and west around Holland, Chuckatuck, and Whaleyville, stays rural and agricultural, the heart of Virginia’s old peanut country. It is strongly owner-occupied, with about seven in ten homes owned, and home values a little above the regional middle.

That range is what shapes a closing here. A brand-new home in Harbour View, a historic house downtown, and a farm with acreage in the south are very different files, and new construction and farmland each bring their own title and survey details. Deeds for Suffolk property record with the Clerk of the Circuit Court for the City of Suffolk. Our guide to what happens at a Virginia closing and our first-time home buyer guide walk through each step.

What shapes a Suffolk closing

  • Deeds record at the Suffolk Circuit Court clerk’s office
  • This court requires a cover sheet for land records
  • Fast suburban growth and new construction in the north
  • New subdivisions bring builder deeds, plats, and HOA review
  • Farmland and larger parcels across the rural south and west
  • Farm closings can raise boundary, access, and well and septic questions

Where we close in Suffolk

New neighborhoods, downtown, and farmland.

From the growing north near the water to the rural south and west, we close across the city, for buyers, sellers, investors, and lenders.

New construction and growing neighborhoods

Most of Suffolk’s growth is in the north, around Harbour View and North Suffolk, and a lot of our work here is new construction. A builder closing comes with its own plat, survey, and homeowners association details, and we handle those so a brand-new home transfers as cleanly as any other.

Closing costs in Suffolk

What recording a deed costs here.

Suffolk is in Hampton Roads, not Northern Virginia, so a sale here does not carry the Northern Virginia WMATA and congestion fees. It does carry one regional charge those areas and the rest of the state do not share: the Hampton Roads regional grantor’s tax, which funds transit and transportation across the region. The buyer generally pays the state recordation tax, and the seller, as grantor, pays the state grantor’s tax and the Hampton Roads regional grantor’s tax.

The exact amount depends on your sale price and the deed. We calculate the precise numbers for your transaction and lay them out before closing. For the bigger picture, see our guide to closing costs in Virginia.

Recording charges on a Suffolk sale

  • State recordation tax: $0.25 per $100 (Va. Code 58.1-801), usually the buyer
  • Local recordation tax: about $0.083 per $100, one third of the state tax (Va. Code 58.1-814)
  • Grantor’s tax: $0.50 per $500 (Va. Code 58.1-802), the seller
  • Hampton Roads regional grantor’s tax: $0.06 per $100 (Va. Code 58.1-802.5), the seller
  • No WMATA Capital Fee or Northern Virginia Congestion Relief Fee, those are Northern Virginia only

Sources: Code of Virginia, Title 58.1, Chapter 8, and the Virginia Department of Taxation. This is general information, not tax or legal advice, and the exact amount depends on your transaction.

Why Suffolk clients choose Prime

Attorney-led, independent, and local.

Attorney-led

Two real estate attorneys oversee your file, so if a plat, boundary, or title question comes up on a new subdivision or a farm, you have legal judgment on it, not a checklist.

New construction

The north of Suffolk is growing fast. We handle builder deeds, new plats, homeowners association documents, and the survey details that come with a brand-new home.

Farm and rural land

Much of Suffolk is farmland and larger parcels. We handle the boundary, access, easement, and well and septic questions that come with rural and agricultural property in the south and west.

Military and relocation

Suffolk is a popular, growing choice for families across the Hampton Roads bases. We are used to VA loans, tight closing windows, and remote and mail-away signings. See our commercial services.

How a closing runs

A clear path from contract to recording.

1

Open and order

We open the file, confirm the property, and order the title search and any survey.

2

Title commitment

We review what is recorded and surface liens, easements, plats, and access questions.

3

Clear and confirm

We resolve defects and confirm the figures with your lender and the parties.

4

Coordinate closing

We align buyer, seller, lender, builder, and agents, and schedule the signing, including remote signings.

5

Fund and record

We protect and disburse the funds, record the deed with the Suffolk Circuit Court, and issue the policy.

Suffolk questions

What people ask us.

Do you handle closings throughout Suffolk?

Yes. Suffolk is the largest city in Virginia by land area, and we close across all of it, from Harbour View and North Suffolk near the water to historic downtown and the farmland of Holland, Chuckatuck, and Whaleyville, for buyers, sellers, investors, and lenders, residential and commercial.

I am buying a brand-new home from a builder in Suffolk. Can you handle that closing?

Yes. Most of Suffolk’s growth is in the north, and new construction is a big part of what we do here. A builder closing comes with its own plat, survey, and often a homeowners association, and we handle the title search, the new deed, and the recording so a new home transfers as cleanly as any resale.

Do you handle farm and rural land closings in the south and west of the city?

Yes. Much of Suffolk is farmland and larger parcels, the heart of Virginia’s old peanut country. Those closings often raise boundary, access, easement, and well and septic questions, and we make sure those are clear and reflected in the title before you close.

Where do Suffolk deeds get recorded?

With the Clerk of the Circuit Court for the City of Suffolk. Suffolk is an independent city with its own circuit court, and we handle the filing for you. This court requires a cover sheet for land records, which we prepare.

Are closing costs higher in Hampton Roads than the rest of Virginia?

Hampton Roads adds one regional charge the rest of the state outside Northern Virginia does not: a regional grantor’s tax of $0.06 per $100, paid by the seller, that funds regional transit and transportation. It does not carry the higher Northern Virginia WMATA and congestion fees. We lay out the exact figures for your sale before closing.

I am relocating to the Hampton Roads area for the military. Can you close on a military timeline?

Yes. Suffolk is a popular and growing choice for military families across Hampton Roads, with an easy commute to the bases and shipyards. We are used to VA loans, tight closing windows, and remote or mail-away signings, and we keep the move on schedule.
