From contract to recording

A closing process you can actually follow.

The closing process, in under a minute

1

Open the file

We gather the contract, lender details, and the documents needed to start your title and escrow work.

Most people miss this

Your closing starts working for you weeks before you sign. In many transactions, the earnest money deposit sits in our escrow account, not with your agent, from the first days of the contract.

2

Review the title

We examine the property history, find any liens or ownership issues, and resolve them before they can delay you.

Most people miss this

A title search can reach decades back through deeds, wills, divorces, and court records. Even homes that look "clean" often turn up something that has to be fixed before you can own it free of surprises.

3

Coordinate settlement

We prepare your documents, confirm the figures, and keep every party, agent, lender, and counsel, on the same page.

Most people miss this

Federal rules give buyers with a mortgage their Closing Disclosure at least three business days before signing. That quiet deadline is what actually sets your closing date, and we build the schedule around it.

4

Close and record

We handle signing, protect and disburse the funds, and record your deed so the property is officially yours.

Most people miss this

Signing is not the finish line. The deal is complete only after funds disburse and your deed is recorded with the circuit court, which we often handle electronically the same day.

Good questions to ask

Questions people have before closing.

What does a title and escrow company do?

We confirm who legally owns a property, uncover any title problems, hold the transaction funds in secure escrow, prepare the settlement documents, and record the sale so ownership transfers cleanly.

Do you handle commercial closings?

Yes. Alongside residential purchases, sales, and refinances, we handle commercial acquisitions, dispositions, refinances, development and construction, 1031 exchanges, and entity transactions, with the added due diligence and survey coordination those deals require.

Why do I need title insurance?

Title insurance protects you and your lender from financial loss if an old ownership claim, lien, or recording error surfaces after you buy. It is a one time cost that protects you for as long as you own the property.

How do you protect my money from wire fraud?

We use secure escrow and verified wire instructions, and we confirm details by phone. Before you send any funds, call our office and confirm the instructions with a person you have already spoken with. We will never send new wire details by email out of the blue.

Who do you work with?

Buyers, sellers, homeowners refinancing, commercial investors and developers, and the agents, lenders, and counsel who guide them, anywhere in Virginia.

Ready for a clearer closing?

Whether you are buying your first home or closing a commercial deal, Prime Title & Escrow is ready to guide it with clarity, protection, and accountability.
