From contract to keys

A closing process you can actually follow.

1

Open the file

We gather your contract, lender details, and the documents needed to start your title and escrow work.

2

Review the title

We examine the property history, find any liens or ownership issues, and resolve them before they can delay you.

3

Coordinate the closing

We prepare your documents, confirm the figures, and keep your agent and lender on the same page.

4

Close and record

We handle signing, protect and disburse the funds, and record your deed so the home is officially yours.

Good questions to ask

Questions home buyers and sellers ask.

What does a title and escrow company do?

We confirm who legally owns the property, uncover any title problems, hold your funds in secure escrow, prepare the settlement documents, and record the sale so ownership transfers to you cleanly.

Why do I need title insurance?

Title insurance protects you and your lender from financial loss if an old ownership claim, lien, or recording error surfaces after you buy. It is a one time cost that protects you for as long as you own the home.

How do you protect my down payment from wire fraud?

We use secure escrow and verified wire instructions and confirm details by phone. Before you send any funds, call our office and confirm the instructions with a person you have spoken with. We will never send new wire details by email out of the blue.

What can delay my closing?

Unresolved liens, missing paperwork, last minute lender changes, payoff problems, or title defects. We look for these early so they do not catch you at the table.

Do I have to attend an in-person closing?

We make signing as convenient as we can. Depending on your transaction and your lender, that may be in our office or arranged to fit your schedule, and we will tell you exactly what to expect ahead of time.

Who do you work with?

Home buyers, sellers, and homeowners refinancing, along with the agents and lenders who guide them, anywhere in Virginia and West Virginia.

Ready to close with confidence?

Whether you are buying your first home, selling, or refinancing, we will guide it with clarity, protection, and care.
